There’s a frenzy in today’s real estate marketplace among home buyers due to increased buyer confidence, mortgage rates at historic low rates, and rising prices.
Much of this frenzy is caused by an extreme shortage of inventory and real estate professionals have become desperate for properties to sell as they cannot find homes for their buyers.

- That “overpriced” listing a few months ago may not be overpriced now.
- That unattractive listing may be very attractive now as buyers have become less discerning.
- That short sale listing that could not be approved a few months ago may be approved as the short sale process has become more streamlined.
- That “underwater” seller may not be underwater now.
What is the best way to take advantage of this opportunity? Setting up systems to find listings near expiration, systems to find listings that have recently expired, and even systems to find listings that expired weeks/months ago are a must. (The solution may differ depending on your local MLS rules.) Attractive marketing pieces are helpful and mastering scripts and dialogs are a must. Of course, always be aware of ethics that govern solicitation of listings as well as Do Not Call laws.
