Whatever you are doing right now will affect your business in 90 days.\u00a0 If you are busy prospecting two hours a day, you will have fantastic results in 90 days.\u00a0 If you are busy with paperwork and allowing it to consume all your time, then 90 days from now you are going to be in the doldrums because nothing is happening.\u00a0 Isn’t that great information to know? <\/span><\/p>\n

\u00a0<\/span><\/p>\n

Agents often ask me, \u201cWhat is the challenge?\u00a0 Why aren\u2019t things happening for me?\u201d\u00a0 I have applied this rule to my response, \u201cWhat were you doing 90 days ago?\u201d\u00a0 It sure makes you think.\u00a0 It opens your eyes and makes you realize the importance of what you do today. <\/span><\/p>\n

\u00a0<\/span><\/p>\n

The way to have a good stable career in real estate is to always be working 90 days out.\u00a0 Don’t get wrapped up in your sales and forget to prospect.\u00a0 You can make sure your business plan pays off.\u00a0 All you need to do when you have multiple sales going is to remember \u201can hour a day.\u201d\u00a0 If you keep prospecting an hour a day you will be one of the top agents anywhere! <\/span><\/p>\n

\u00a0<\/span><\/p>\n

Plan for your vacations.\u00a0 <\/span><\/span><\/span><\/p>\n

\u00a0<\/span><\/p>\n

Get postcards and send them to all your clients when you are away.\u00a0 What an easy way to keep prospecting!\u00a0 You can get your travel agent to get you postcards from your destination, write them ahead of time and mail them from the airport when you land.\u00a0 It\u2019s a great way to keep you on track.\u00a0 It\u2019s fun for everyone to get a postcard from another place in the mail.\u00a0 Send postcards to your clients and your farm!\u00a0 It is a \u201ccheap\u201d way to get maximum results while you are having a good time not thinking about real estate.\u00a0 <\/span><\/span><\/span><\/p>\n

\u00a0<\/span><\/p>\n

When thinking of what to write on the card, do something as simple as, \u201cI\u2019m in Hawaii (or wherever).\u00a0 Having a great time.\u00a0 Thinking of you.\u00a0 Be back home and in the office on June 10!\u201d\u00a0 Imagine how surprised your clients will be when they receive the card. <\/span><\/p>\n

\u00a0<\/span><\/p>\n

Plan for your time off.\u00a0 <\/span><\/span><\/span><\/p>\n

\u00a0<\/span><\/p>\n

I took a great deal of time during the summers to enjoy my kids.\u00a0 We made a list of things we wanted to do: Disneyland, beach trips, movies, picnics at the park, etc.\u00a0 I knew that all of this would take me away from the office and clients so I planned what I would mail during this time and when.\u00a0 It worked!\u00a0 I managed to spend the time with the kids and still make sales through my listings.\u00a0 I do admit that I referred my buyers to other agents in the office during this time but referral fees were worth it to me.\u00a0 <\/span><\/span><\/span><\/p>\n

\u00a0<\/span><\/p>\n

The 90-day rule will keep you going because you will understand what your business is doing.\u00a0 When there is an explanation, you can overcome it.\u00a0 It’s fun to be looking days ahead; it takes the pressure off.\u00a0 You don’t have to beat yourself up over what you did 90 days ago, that’s passed.\u00a0 What you do today is important!\u00a0 When you accept this rule, it’s much easier to get over any \u201cdownturns.\u201d\u00a0 <\/span><\/span><\/span><\/p>\n

How can you make this advice profitable?\u00a0 Never take your current situation for granted.\u00a0 Remember that you will have no sales in 90 days if you do nothing but paperwork today.\u00a0 It\u2019s that simple.\u00a0 If you are always thinking 90 days ahead, you will end up with a tremendous career of constant sales.\u00a0 <\/span><\/span><\/span><\/p>\n

\u00a0<\/span><\/p>\n

What are you going to be doing in 90 days?\u00a0 I hope you are prospecting like crazy right now.\u00a0 Keep in touch monthly with your past clients and sphere of influence, seeing for-sale-by-owners, contacting absentee owners, cold calling, warm calling, farming, etc.\u00a0 Build all this prospecting into your plan daily and watch your consistency grow.\u00a0 If you think 90 days out, you will keep busy today doing what is important to your business.\u00a0 <\/span><\/span><\/span><\/p>\n

Make A Commitment: I will prospect daily and keep in touch with my past clients and sphere of influence.\u00a0 <\/span><\/span><\/span><\/p>\n
